Preserving Affordable Housing in Hell’s Kitchen

Influencer Ariel Viera recently spotlighted the important work underway at 351 W 45th Street and the growing urgency around preserving deeply affordable housing across New York City.

At a time when rising rents, limited supply, and economic uncertainty are pushing more New Yorkers to the brink of displacement, protecting existing affordable housing is not just important, it’s essential. For many individuals and families, it’s the difference between stability and homelessness, between thriving and simply surviving.

Projects like this show what’s possible: safeguarding vulnerable tenants, restoring buildings after years of disrepair, and creating stable, supportive homes in neighborhoods where affordability is rapidly disappearing.

Since acquiring the property, we’ve made significant upgrades to improve living conditions while introducing on-site wellness and employment resources designed to help residents build stability and thrive long-term. This work is made possible through strong partnerships with the Department of Housing Preservation & Development (HPD), Highpoint Property Group, SMJ Development, and the Hell’s Kitchen community.

Together, we’re ensuring this space delivers not just housing, but dignity, opportunity, and lasting stability for New Yorkers who need it most.
